Moving Back to the UK from Dubai
Repatriating from the UAE is rarely just a shipping decision. It is a tenancy that ends on a fixed date, a final settlement from an employer, school places waiting in the UK, and a villa full of furniture that somehow multiplied over four or five years. Start with Transfer of Residence relief — and start early
This is the single most important paragraph on this page. If you are returning to live in the UK, you can usually apply to HMRC for Transfer of Residence (ToR) relief on your used personal belongings. Where relief is granted, your household goods can normally be imported without import duty and without import VAT.
The practical point that costs people the most money is timing. The ToR application should be submitted and the reference number obtained before your shipment arrives in the UK. Leaving it until the container is already at Southampton or Felixstowe is the most common and most expensive mistake on this route: the goods sit at the port, storage and demurrage accumulate daily, and in some cases duty and VAT end up being paid on a shipment that would otherwise have qualified. Apply as soon as your return is confirmed, not when you book the truck.
Conditions typically include having lived outside the UK for a qualifying period, having owned and used the goods for a period before the move, importing them within a set window of your return, and not selling or lending them for a period after import. These conditions and the processing times change, so treat everything here as guidance only and confirm the current rules and your own eligibility directly with HMRC before you commit to dates. Where a household includes more than one adult returning, check whose name the relief should sit under before shipping.

Sea freight or air freight?
Almost every full household move from Dubai to the UK goes by sea. Sea freight out of Jebel Ali is the only sensible way to move furniture, white goods and a family’s worth of boxes at a workable cost. Air freight earns its place as a small companion shipment: work equipment, school uniforms, a few weeks of clothing, documents and anything you cannot be without while the container is at sea. Many of our clients ship 95% by sea and send one or two air cases.

Treat 4–6 weeks port to port as the working figure for Jebel Ali to a UK port, then add packing and loading in Dubai, consolidation if you are sharing a container, customs clearance, and final delivery. Sailing schedules, port congestion and clearance all move the real date, which is why we plan around a window rather than a single day.
Documents checklist
- Your ToR reference from HMRC, obtained before arrival.
- Passport and, where relevant, proof of UK residence or your new UK address.
- Evidence of your time in the UAE — residence visa, Emirates ID, tenancy contract or employer letter.
- A detailed, valued inventory of everything in the shipment.
- Bill of lading or air waybill, issued once the shipment is booked.
- Separate paperwork for any vehicle, and separate documentation for pets.
What ToR relief does not cover
Relief applies to used household and personal effects. It does not extend to alcohol and tobacco, which are dutiable on import and are best left behind rather than shipped. Goods bought new shortly before departure may fall outside the ownership and use conditions. Vehicles follow a separate import process with their own notification, approval and registration steps, and should be planned as a distinct project rather than added to the container as an afterthought. Pets travel separately under animal health rules, usually as manifest cargo with an approved handler, and their requirements have nothing to do with your household shipment.
Storage and the end-of-tenancy squeeze
Dubai tenancies end on a fixed date, and UK housing rarely lines up with it. The result is a gap: you must vacate the villa weeks before you can take delivery in the UK. Storage bridges it. We can hold goods at origin through our partner network before the container sails, or store them in our European hubs on arrival until your UK address is ready. Deciding this at the survey stage is far cheaper than improvising once the shipment is already moving.
Cost drivers and insurance
We do not publish fixed prices for this route, because honest ones do not exist until we know the volume. What moves the number: cubic volume, shared versus full container, access at both ends in Dubai and in the UK, packing scope, storage time, port charges, and any specialist items such as pianos, marble or oversized furniture. A proper survey — video or in person via our partner agent — is what turns an estimate into a price you can plan around.
Insure at replacement value on a full inventory. Marine transit cover is arranged separately from the freight itself; declared values that are guessed rather than listed are the usual reason a claim disappoints. Photograph high-value items before packing.
